Q: What happens if the rental application is denied?
A: The application fee pays for your credit report and national background checks for a criminal history
check. This application is non-refundable once you apply. If the application is rejected, the credit
application company will be notified, and a notification letter will be sent by the credit processing
company. In addition, a representative from our company will contact you. Fast Lane Realty complies
with the Federal Fair Credit Reporting Act.
Q: What happens once the rental application is approved?
A: When the rental application is approved, you will be contacted by a representative to complete the
lease to secure the property. At the time the lease is signed by you, the Security Deposit and any other
Deposits are due. The First Month Rent is due on or before the time you take possession to the property. If you
take possession other than the first day of the month, the first month rent is still due and the per diem
rent will be paid. The Security Deposit, other Deposits and First Month Rent is required to be paid
by money order or cashier’s check. No personal checks will be accepted for Security & other Deposits and First
Month Rent.
Q: What is the minimum time I can rent the property for?
A: All leases have a minimum lease time of twelve months. 30 days prior to the end of your lease
you will need to send a letter or and e-mail to Fast Lane Realty notifying us if you wish to extend the lease for an additional
twelve months or terminate the lease at the end of your lease.
Q: What is the process for renting a home?
A: After you view a home and are interested in renting it, you will apply by completing a rental application.
You can apply directly on line at our website http://www.fastlanerealtylv.com. Click on the “Tenant” tab
at our website and then click on “Apply for a Rental Property”. The application fee is $50 per applicant,
and anyone residing in the home over 18 years of age will be required to apply. The on-line application
is totally secure and we will be notified of the results once you apply. You can also download the Rental Application from the PDF file under Resources in the Tenants section. complete it and arrange to meet with us to hand it over.
The following documentation will be required to be submitted to Fast Lane Realty once your on-line application is accepted.

Q: What will I pay for the Security Deposit?
A: The Security Deposit is usually equal to one month’s rent. In certain circumstances, we may require an
additional security deposit depending on approval and acceptance on your part. The Security Deposit is
paid in full by certified funds when you execute the rental agreement.
Q: When I move out, what do I need to do to receive my full security deposit back?
A: We advise that you remove all personal belongings and clean the house thoroughly including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets should be shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height and all beds should be free of weeds. We ask that all damages be repaired by a licensed contractor that is approved by ABC Property Management.
Q: When is my rent due?
A: Your rent will be due on the first day of each month, and there is a grace period until the Third day of
each month for us to receive your rent. If we do not receive your rent by the 3rd day of each month (or
the first business day after the 3rd if the 3rd falls on the weekend), a late charge will be applied to your
account and a letter will be generated and sent to you.
Q: Will you accept pets in the property?
A: Depending on the type, breed and size of the pet, we will accept pets with an additional Pet Deposit.
The pet deposit amount is discretionary based on the size, type, and breed and number of pets. Fast Lane Realty reserves the right to determine if the pet is an acceptable breed and size. The pet deposit is refundable at the end of the lease less any fees to correct problems caused by the pet. The Tenant will be responsible for providing Fast Lane Realty with a receipt verifying the carpets have been treated and professionally cleaned at the time of your
move-out inspection.
